I am a Bay Area real estate investor and REALTOR® looking for an experienced researcher to manually find motivated seller opportunities directly from original public records.
IMPORTANT: I am looking for someone who can manually research and select leads directly from ORIGINAL PUBLIC RECORDS.
This is NOT a position for downloading lists from paid tools.
You must know how to manually search County Clerk, Court, Recorder, Code Enforcement, and other city/county government sources.
The goal is to find fresh opportunities as early as possible — preferably within 5 days of filing.
You will research:
- Code violations / Code Enforcement cases
- Divorce filings involving property owners
- Probate cases / inherited properties.
You will manually review the records, identify cases involving real property, and verify:
Property address • Owner name • Mailing address • Filing date • Type of record/case • Source of the public record
You may also need to contact the appropriate County Clerk, Court Clerk, Recorder’s Office, or Code Enforcement Department when information cannot be verified online.
Requirements:
Experience researching U.S. public records is strongly preferred.
You must be comfortable navigating government websites and researching information manually.
Strong attention to detail is very important.
You must be able to explain where each lead came from and provide the original public-record source.
